Rent Assistance Australia 2026: Current Rates, Eligibility and How to Claim

Commonwealth Rent Assistance is one of those payments that a surprising number of eligible people either don't know they're receiving, or don't realise they're entitled to at all. It gets added automatically to existing Centrelink payments — which sounds convenient, but it also means a lot of people never check whether they're getting the right amount, or whether a change in their rent should have triggered an update.

With rental costs sitting at historic highs across Australia, getting this right is worth a few minutes of your time. Here's how it works, what you can get in 2026, and what to do if your situation has changed.


What Is Commonwealth Rent Assistance?

Commonwealth Rent Assistance (CRA) is a non-taxable supplementary payment from Services Australia, paid on top of your existing eligible Centrelink payment to help cover private rental costs. It's not a standalone payment — you can't claim it on its own. You must already be receiving a qualifying income support payment or Family Tax Benefit Part A above the base rate.

The payment is fortnightly, indexed to CPI twice a year (March and September), and calculated based on how much rent you pay above a minimum threshold. The more rent you pay above that threshold, the more you receive — up to a capped maximum.

CRA is not taxable. Unlike JobSeeker or Parental Leave Pay, Rent Assistance does not count as assessable income. It won't affect your tax return, your Medicare levy, or any income-tested payment calculations.

How the 75 cent rule works: For every dollar of rent you pay above the minimum threshold, you receive 75 cents in Rent Assistance — until you hit the maximum. So a single person paying $300 per fortnight in rent would receive: ($300 − $154.80) × 0.75 = $108.90 per fortnight. To receive the full maximum of $219.40, your rent needs to be at least $446.93 per fortnight ($154.80 + $219.40 ÷ 0.75).

Who Qualifies?

To receive Rent Assistance, you need to meet two conditions simultaneously:

1. Receiving an eligible Centrelink payment

  • Age Pension
  • Disability Support Pension
  • Carer Payment
  • JobSeeker Payment
  • Parenting Payment (single or partnered)
  • Youth Allowance
  • Austudy or ABSTUDY
  • Special Benefit
  • Family Tax Benefit Part A (above the base rate)

2. Paying eligible rent above the threshold

  • Private rental (house, apartment, unit)
  • Board and lodging arrangements
  • Some community housing situations
  • Site or mooring fees (caravan parks, marinas)
  • Retirement village fees (in some cases)
Who doesn't qualify: Public housing tenants (rent is already subsidised), people renting from a parent or partner, people living rent-free, and people whose rent is below the minimum threshold. Community housing tenants where rent is set as a percentage of income also generally don't qualify.

How to Claim — It's Mostly Automatic

One of the more helpful aspects of Rent Assistance is that you don't need to submit a separate application. When you claim an eligible Centrelink payment, Services Australia automatically assesses whether you qualify for CRA at the same time.

However, there are situations where you need to actively update your details:

  • You're already receiving a Centrelink payment and move into a rental property — update your address and accommodation details in myGov
  • Your rent increases — updating your rent amount may increase your CRA
  • You move house — confirm your new rental details within 14 days
  • Your household composition changes — separating from a partner, a child leaving home
Proof of rent: Services Australia may ask you to provide either a signed tenancy agreement or a Rent Certificate (form SU523) completed by your landlord or property manager. They'll contact you if this is needed — you don't need to submit it in advance. Keep your lease and rental receipts accessible just in case.

How to update your rent details in myGov

  1. Log in to myGov → Centrelink
  2. Go to Menu → My Details → Update accommodation details
  3. Enter your current rent amount and address
  4. Submit — Centrelink will recalculate your CRA and update your next payment

Common Questions

I'm already getting Centrelink — how do I know if I'm receiving Rent Assistance?
Log into myGov → Centrelink → Payments and Claims → Payment History. Your fortnightly payment breakdown will show whether Rent Assistance is included and how much. If you pay private rent and it's not showing, update your accommodation details — you may be entitled to it but haven't provided your rental information.
My rent just went up — will my Rent Assistance automatically increase?
No — Centrelink won't know about your rent increase unless you tell them. Log into myGov and update your accommodation details with the new rent amount. Your CRA will be recalculated from the date you update the information. Don't wait — you're likely leaving money on the table for every fortnight you don't update it.
I share a house with flatmates — how is rent calculated?
Centrelink counts the actual rent you personally pay — your share of the total rent, not the full amount for the property. If you pay $600 per fortnight as your share of a shared house, that's the figure used to calculate your CRA, regardless of what your flatmates pay or whether they also receive Rent Assistance.
Does Rent Assistance affect my tax or other Centrelink payments?
No — CRA is non-taxable and doesn't count as income for the purposes of other Centrelink means tests. It won't affect your JobSeeker income test, your Family Tax Benefit calculation, or your tax return. It's purely supplementary support on top of your existing entitlements.
I'm going overseas temporarily — do I keep getting Rent Assistance?
Rent Assistance can continue for up to 26 weeks while you're temporarily overseas, provided you continue to pay rent on your Australian home and remain eligible for your base Centrelink payment. If you're away longer than 26 weeks, or if you've permanently moved overseas, CRA stops. Contact Centrelink before you leave to confirm how your payments will be affected during your absence.
